Vendor landscape for occupancy sensing: 14 sensor and analytics platforms measuring real desk, room and zone utilisation in flexible workspace.

Category note: This category skews enterprise-CRE / corporate-workplace rather than coworking-native. Most coworking operators get occupancy data from their access control (Kisi, for example, now offers a Daily Occupancy Report and in-and-out tracking) + WiFi + booking system, surfaced in their management platform (see Coworking Operating Systems and Access Control Vendors). Dedicated sensors mainly pay off for larger operators, or for those selling enterprise/CRE analytics to member companies. The most coworking-friendly options are the three sensor brands Nexudus integrates natively (Terabee people counters, Disruptive Technologies and Pressac peel-and-stick desk sensors), the software-only WiFi ones (Basking, Innerspace, VergeSense's WiFi mode), which need no new hardware and run on the access points you already have (see Networking & Connectivity Vendors), and Butlr thermal sensors where privacy is the worry. Asia-Pacific: XY Sense (Australia) and Milesight (China) are regional-origin options, Butlr has a Tokyo office and Freespace has Indian offices; most enterprise vendors sell by quote only, so ask for local-currency pricing and where occupancy data is hosted. Under GDPR and its local equivalents (e.g. Singapore's PDPA, Australia's Privacy Act) prefer sensors that never capture images.
