Sensors & Occupancy Vendors

Vendor landscape for occupancy sensing: 11 sensor and analytics platforms measuring real desk, room and zone utilisation in flexible workspace.

Sensors & Occupancy

Category note: This category skews enterprise-CRE / corporate-workplace rather than coworking-native. Most coworking operators get sufficient occupancy data from their access control (e.g. Kisi check-ins) + WiFi + booking system, surfaced in their management platform. Dedicated sensors mainly pay off for larger operators, or for those selling enterprise/CRE analytics to member companies. The most coworking-friendly options here are the software-only WiFi ones (Basking, Innerspace, VergeSense's WiFi mode), which need no hardware, and peel-and-stick wireless sensors (Disruptive Technologies, Pressac) for easy retrofit.

Vendors

Vendor Origin Markets Served Segment Notes
VergeSense United States (San Francisco) Global (43 countries; 160+ enterprise customers) Enterprise Optical / image area sensors (95% accuracy) plus a WiFi-data option (85%); founded 2017. AI "Workplace Assistant" analytics; strongest for high-value spaces (meeting rooms, desks).
Butlr United States (Boston area) Global Mid-Enterprise Thermal sensors (heat patterns, not images) - no cameras, no PII, no biometrics; privacy-first. Suited to sensitive spaces (wellness rooms, restrooms).
Density United States Global Enterprise People-counting via open-area and entryway sensors (PIR-based area sensors); anonymous detection.
XY Sense Australia (Melbourne) Global Enterprise Computer-vision area sensors with on-device edge processing - outputs anonymous XY coordinates only (~30cm accuracy, 2s refresh), no images stored; vendor claims ~99% accuracy.
PointGrab Israel Global Enterprise CogniPoint sensors combine optical + PIR + object detection + traffic-line counting in one ceiling device (~$100-500/sensor), reducing sensor count. Note: data flows mainly through PointGrab's own platform, which can limit downstream integration.
Avuity United States Primarily US Mid-Enterprise AI/ML occupancy sensors (no cameras) capturing occupancy + environmental data (temperature, humidity, light, noise) in one device; wired/wireless plus IR options for short-term studies.
Basking.io Germany (Berlin) Global Mid Software-only - uses existing corporate WiFi as a "network-as-a-sensor" (also LAN, badge, PIR, thermal sources); deploys in <2 hrs via API, no hardware. Has expanded beyond occupancy into lease management (LeaseOps + AI lease abstraction).
Innerspace.io Canada (Toronto) Global Mid-Enterprise Software-only - WiFi-based, using patented Predictive Hyperbolic Location Fingerprinting (PHLF) to locate within a ~4-ft radius; deploys in ~24 hrs, no new hardware.
Disruptive Technologies Norway (Lysaker); US HQ in Atlanta Global SMB-Enterprise Tiny peel-and-stick wireless sensors (desk, motion, proximity) - the desk sensor uses temperature + ML; anonymized; 8-15 yr battery, no wiring or maintenance; the easiest retrofit. Data via encrypted SecureDataShot + Cloud Connector to the Studio app. (US HQ sits inside an Industrious coworking space.)
Freespace United Kingdom (London) Global Mid-Enterprise Integrated suite - workplace sensors + employee app + digital signage + analytics; used across flex and hybrid environments.
Pressac United Kingdom (Nottingham) Europe / Global SMB-Mid Wireless desk / table / room occupancy + environmental sensors (CO2, TVOC, particulates, temp/humidity); fix to the underside of a desk; 5+ yr battery; "system-agnostic" so data feeds any platform; near real-time.
