Marketing & Listing Platforms

Listing marketplaces and lead platforms where coworking operators list space to fill desks, rooms and offices.

(The Instant Group is cross-listed; its vendor detail lives in CAT-24.)

Category note: These are operator demand channels — marketplaces and lead platforms where you list space to fill desks, rooms and offices. The single most important thing to know before listing anywhere: the "independent" landscape has consolidated into two ecosystems. The Yardi cluster — CoworkingCafe (Yardi's own marketplace), Deskpass and Hubble (both acquired January 2025), syndicated across Yardi's commercial listing network — sits alongside Yardi Kube and Yardi's post-bankruptcy ownership of WeWork. The IWG/Instant cluster — Coworker.com, Davinci and Easyoffices all sit under The Instant Group (see CAT-24), which is majority-owned by IWG, the world's largest operator. Practical consequences: listing on "multiple channels" may mean listing inside one ecosystem several times, and your marketplace may be owned by your software vendor or your largest competitor — worth knowing, not necessarily avoiding, since these channels still deliver real demand. Watch the economics per channel: free-to-list with commission on bookings (Hubble: 10–20% on-demand, 10% of first-year value on offices) versus lead fees versus premium placement. And treat on-demand marketplaces as a funnel, not just revenue — day-pass users become members (Croissant explicitly pays per check-in and operators report regulars converting). Regional directories (Spacepool, FlowSpace, CoworkingSpain and their local equivalents) follow the same listing logic and are worth a sweep in your market. Brokers and enterprise flex networks — where a company, not an individual, is the customer — are CAT-24; some coworking platforms (CAT-11) sync inventory directly to these marketplaces.

Vendor Detail

Coworker.com

  • Origin: Global (Instant Group / IWG)
  • Markets served: Global (25,000+ spaces, 170+ countries)
  • Segment: All
  • Notes: The largest coworking-specific listing marketplace — reviews, photos, amenities and lead capture across 25,000+ spaces, with ~6M users at the time of its 2022 merger into The Instant Group. Free listings with paid enhancement and lead products. Ownership context operators should know: Instant is majority-owned by IWG, so the world's biggest coworking directory sits (at arm's length) under the world's biggest operator. Still a default listing for global visibility, particularly for spaces courting international and nomad demand.
  • Website: coworker.com
  • Pricing model: Free to list; paid placement and lead products (unconfirmed current packages).
  • Key integrations: Instant Group demand network; lead delivery to operator inbox/CRM.
  • Compliance / certs: Not applicable (marketplace); GDPR as data processor.

LiquidSpace

  • Origin: United States
  • Markets served: Global (100,000+ spaces)
  • Segment: All
  • Notes: On-demand marketplace spanning hourly rooms to multi-month offices, plus DASH — its standardized digital license that replaces bespoke paperwork for longer-term deals — and enterprise programs that route corporate demand to listed spaces. Strategically notable as the major marketplace that remains independent of both the Yardi and IWG/Instant clusters. Transaction commission on bookings; direct/repeat bookings of the same space can shift to lower-fee arrangements.
  • Website: liquidspace.com
  • Pricing model: Free to list; commission on marketplace transactions (current rates unconfirmed).
  • Key integrations: DASH digital licensing; enterprise demand programs; calendar/inventory sync.
  • Compliance / certs: Not applicable (marketplace); GDPR as data processor.

CoworkingCafe

  • Origin: United States (Yardi, Santa Barbara)
  • Markets served: Global (21,000+ locations; 9,000+ US listings)
  • Segment: All
  • Notes: Yardi's own coworking marketplace and the skeleton's biggest historical omission: free to list with direct booking, a centralized lead dashboard, and automatic syndication across Yardi's commercial listing network (CommercialCafe, PropertyShark, CommercialSearch) — which claims millions of monthly visitors across the network. Integrates natively with Yardi Kube for contracting, billing and membership flow-through, though any operator can list regardless of software. The lead-volume-for-free proposition is strong; the strategic picture is that your listing strengthens the ecosystem of a software vendor consolidating the marketplace layer (Deskpass, Hubble, WeWork).
  • Website: coworkingcafe.com
  • Pricing model: Free to list; premium placement packages available.
  • Key integrations: Yardi Kube (native); syndication across Yardi commercial network.
  • Compliance / certs: Not applicable (marketplace).
  • Research status: Researched

Deskpass

  • Origin: United States (Chicago)
  • Markets served: North America (290+ cities)
  • Segment: All
  • Notes: North America's leading on-demand booking platform for desks, meeting rooms and private offices, serving individuals and — increasingly — enterprise teams with distributed workspace programs. Acquired by Yardi in January 2025 alongside Hubble, making it a sibling to CoworkingCafe within the Yardi ecosystem; Yardi has stated the platforms will interconnect for broader operator reach. For operators, a supply partnership that fills midweek excess capacity with corporate-funded usage.
  • Website: deskpass.com
  • Pricing model: Free to join as a space partner; revenue share per booking (unconfirmed current split).
  • Key integrations: Yardi ecosystem (post-acquisition); teams/admin products for corporate clients.
  • Compliance / certs: Not applicable (marketplace).
  • Research status: Researched

Hubble

  • Origin: United Kingdom (London)
  • Markets served: Primarily UK (+ international cities)
  • Segment: SMB-Mid
  • Notes: The UK's leading flex marketplace, spanning on-demand desks and rooms through part-time and full-time offices — strongest with SME and corporate demand on hybrid schedules. Acquired by Yardi in January 2025. Its channel economics are unusually transparent and a useful benchmark for the whole category: free to list, with 10–20% commission on on-demand bookings by space type, and 10% of the first twelve months' value (or minimum term) on office deals, handled end-to-end.
  • Website: hubblehq.com
  • Pricing model: Free to list; commission — 10–20% on-demand, 10% of first-year value on offices.
  • Key integrations: Yardi ecosystem (post-acquisition); booking handled end-to-end on platform.
  • Compliance / certs: Not applicable (marketplace).
  • Research status: Researched

Davinci

  • Origin: United States
  • Markets served: Global
  • Segment: SMB
  • Notes: The meeting-room and virtual-office specialist marketplace — thousands of locations offering hourly rooms, day offices and virtual office/business-address services. Acquired by The Instant Group in 2022 as part of its consolidation run, so listing here plugs into Instant's broader demand network. Particularly relevant for operators monetizing virtual office products, where Davinci remains one of the highest-volume demand channels.
  • Website: davincivirtual.com
  • Pricing model: Revenue share / commission per booking and virtual-office signup (unconfirmed current terms).
  • Key integrations: Instant Group demand network.
  • Compliance / certs: Not applicable (marketplace).
  • Research status: Researched

Croissant

  • Origin: United States (New York)
  • Markets served: Global (700+ spaces; NYC, SF, London and more)
  • Segment: SMB
  • Notes: Alive and repositioned — the hourly-membership pioneer now leads with "distributed workspace infrastructure" for startups and remote-first teams (centralized access, budgets and billing across cities) while keeping individual memberships with rollover hours. For operators the model is simple: list open seats, get paid per member check-in, keep full inventory control — and spaces report drop-in "regulars" converting to direct members, which makes it as much a marketing funnel as a revenue stream.
  • Website: getcroissant.com
  • Pricing model: Operators paid per check-in (usage-based revenue share); free to list.
  • Key integrations: Check-in via app; team admin/budget tooling on the demand side.
  • Compliance / certs: Not applicable (marketplace).
  • Research status: Researched

Peerspace

  • Origin: United States (San Francisco)
  • Markets served: Primarily US (+ select international)
  • Segment: SMB
  • Notes: The marketplace for event, meeting, production and off-site space by the hour — which for coworking operators means monetizing the inventory nothing else on this page addresses: event areas, lounges after hours, weekend capacity, and photogenic rooms for shoots and off-sites. Guest fees and host service fees per booking. The operational fit matters: bookings bring non-member traffic, so pair with clear house rules and staffing.
  • Website: peerspace.com
  • Pricing model: Free to list; host service fee per booking (typically ~15%; unconfirmed current).
  • Key integrations: Calendar management; messaging/booking handled on platform.
  • Compliance / certs: Not applicable (marketplace); host insurance programs.
  • Research status: Researched

Upsuite

  • Origin: United States (Colorado)
  • Markets served: US / Canada
  • Segment: Mid
  • Notes: The advisor-led marketplace: listings paired with human advisors who qualify demand and tour teams into spaces — closer to a light brokerage funnel than a self-serve directory, and strongest for team-sized deals (private offices, 5–50 seats) in its covered North American metros. For operators it functions as a qualified-lead channel with success-based economics rather than a listing-traffic play.
  • Website: upsuite.com
  • Pricing model: Success-based / commission on placed deals (unconfirmed current terms).
  • Key integrations: Lead delivery; advisor-managed pipeline.
  • Compliance / certs: Not applicable (marketplace).
  • Research status: Researched

Deskimo

  • Origin: Singapore
  • Markets served: Singapore / Hong Kong / Indonesia / Malaysia / UAE
  • Segment: All
  • Notes: The APAC on-demand channel: Y Combinator-backed, pay-per-minute workspace access (roughly $2–4/hour, priced by district) with QR check-in/out, aimed at hybrid corporate workforces — companies give employees monthly budgets and receive one consolidated invoice. For operators, hotels and clubs with weekday capacity, it's a distribution channel that converts empty seats into metered revenue with zero membership admin. Founded by Foodpanda/Rocket Internet alumni; the strongest single answer to "how do I reach on-demand corporate demand in Southeast Asia."
  • Website: deskimo.com
  • Pricing model: Commission/revenue share on metered usage; free to list.
  • Key integrations: QR check-in; corporate account/budget administration; consolidated invoicing.
  • Compliance / certs: Not applicable (marketplace).
  • Research status: Researched

MyHQ

  • Origin: India (Delhi; owned by ANAROCK)
  • Markets served: India (major metros)
  • Segment: All
  • Notes: India's leading flex-workspace marketplace — day passes, flexi memberships, meeting rooms and managed office placement across the major metros — owned by real-estate consultancy ANAROCK, which folds it into a full advisory-to-transaction funnel. India is among coworking's fastest-growing markets, and MyHQ is the default demand channel for operators there, spanning individual drop-in demand through team requirements.
  • Website: myhq.in
  • Pricing model: Commission / revenue share per booking and placement (unconfirmed current terms).
  • Key integrations: ANAROCK advisory pipeline; booking and payment on platform.
  • Compliance / certs: Not applicable (marketplace).
  • Research status: Researched

GoFloaters

  • Origin: India (Chennai)
  • Markets served: India (40+ cities)
  • Segment: SMB
  • Notes: On-demand workspaces and meeting rooms by the hour, day or month across 40+ Indian cities — its differentiation is the long tail beyond the top metros, serving startups, SMBs and distributed teams with claimed savings of up to 25% versus direct rates. For operators in tier-2/3 Indian cities especially, one of the few channels bringing structured on-demand demand.
  • Website: gofloaters.com
  • Pricing model: Commission / revenue share per booking; free to list.
  • Key integrations: Instant booking; team plans on the demand side.
  • Compliance / certs: Not applicable (marketplace).
  • Research status: Researched

Tally Workspace

  • Origin: United Kingdom (London)
  • Markets served: UK
  • Segment: SMB
  • Notes: UK on-demand marketplace for day passes and meeting rooms whose operator-relevant differentiator is plumbing: a direct Nexudus integration keeps inventory, availability and pricing in sync automatically, so marketplace bookings land in the operator's platform without manual re-entry — the pattern to demand from every channel on this page as marketplace-platform integrations mature (see CAT-11).
  • Website: tallyworkspace.com
  • Pricing model: Commission per booking; free to list (unconfirmed current terms).
  • Key integrations: Nexudus (native inventory sync).
  • Compliance / certs: Not applicable (marketplace).
  • Research status: Researched
