Furniture: Soft Seating, Tables & Fit-Out Vendors

Category note: Lounge, cafe and breakout furniture is what members choose to sit in, un-booked and for hours at a time, so it carries the look of the space and takes more abuse than anything else you buy. Buy it differently from desks and task chairs (covered in the forthcoming Furniture: Desks & Task Chairs page). Five things decide the buy. (1) The right durability standard. In North America, ask for ANSI/BIFMA X5.4 (Public and Lounge Seating, current edition X5.4-2020, reaffirmed May 2025), which explicitly covers lounge, reception and cafeteria seating. Watch for BIFMA X6.4 (occasional-use seating): it halves X5.4's durability cycles and is written for lighter, partly residential use, so it is the wrong test for a lounge in use twelve hours a day. In Europe the equivalent is EN 16139 (non-domestic seating): Level 1 is general contract use and Level 2 is the severe-use level to ask for in a busy cafe or breakout; tables are tested to EN 15372. In Australia and New Zealand, ask for an AFRDI rating (Level 6 is commercial heavy duty, Level 7 is for high-traffic or 24-hour use). Elsewhere in Asia-Pacific there is rarely a local equivalent, so ask for the BIFMA or EN report. (2) Upholstery and fire. Contract guidance puts the floor at roughly 30,000 to 40,000 Martindale rubs for commercial seating, and 100,000+ for severe or round-the-clock use; add removable covers or moisture barriers in the cafe. Fire rules are local: UK contract upholstery is usually specified to BS 5852 Crib 5; the US baseline is CAL TB 117-2013 (now the federal standard for residential upholstery, and what most contract makers label to), with stricter tests such as CAL TB 133 sometimes required for public occupancies; the EU uses EN 1021-1/2. Check your own market's fire code with your fit-out contractor before you order (to verify per market). (3) Warranty is a proxy for durability. Among the vendors below, warranties run from 2 years to 10 years (and lifetime on Emeco's aluminium Navy chair), and several halve cover for heavy or multi-shift use. Coworking lounges are heavy use: read that clause. (4) Acoustics. High-back acoustic sofas and PET-felt furniture (BuzziSpace, De Vorm, Allermuir, Schiavello) double as sound treatment in open areas; for enclosed booths see Phone Booths & Acoustic Pods Vendors. (5) Channel, landed price and lead time. Most brands here sell through dealers on quote, but Emeco sells direct online and Keilhauer, Davis and Bernhardt Design publish list-price books, which gives you a benchmark before the dealer quote. Imported design pieces are slow: Space Furniture in Singapore quotes 18 to 22 weeks for an Emeco Navy Chair. Get a landed, delivered price and a written lead time, and order soft seating early in the fit-out programme. Asia-Pacific routes to market: five makers here are Asia-Pacific based: Stellar Works (China), Schiavello and Zenith Interiors (Australia), KIAN (Malaysia) and Karimoku Case (Japan). Many European and North American brands reach the region through multi-brand dealers (for example Zenith Interiors for Andreu World, Xtra in Singapore for Pedrali and Bernhardt Design, Space Furniture for Stellar Works in Australia).
