Category note: Full BMS is largely landlord/owner territory - coworking operators who lease space usually inherit a building's BMS rather than buying one. The operator-controllable layer is lighter and cheaper: AI-HVAC overlays (75F, BrainBox AI), after-hours HVAC billing (Genea, see CAT-01), smart thermostats, and zero-CapEx wireless retrofits. The big seven below (Honeywell through Carrier) matter mainly to operators who own/develop their buildings or run large multi-floor footprints.
